Once a business outgrows rented warehouses, the next question is usually land: build your own facility, or buy one that already exists? In Dubai the answer depends as much on where the land is as on the price. Ownership rules differ by area. Here is a practical guide.
Your four options
- Rent a built warehouse or factory. This is the most flexible option and needs the least capital. See rent prices by area.
- Lease land long-term and build. This is common in free zones, where the zone leases the plot for a long term and you build to its rules.
- Buy land freehold and build, where foreign ownership is allowed.
- Buy a built warehouse, which gives immediate use and an asset on your balance sheet.
Who can own where
Under Dubai’s property law, foreign nationals can own property freehold only in areas designated for it. Elsewhere, ownership is generally reserved for UAE nationals (and in some cases GCC nationals), and others hold long leases or usufruct rights of up to 99 years.
For industrial buyers, that means:
- Dubai Investments Park is one of the areas where foreign buyers are active, and warehouses there regularly change hands.
- In older industrial areas such as Al Quoz and Ras Al Khor, ownership rules can differ plot by plot. Check the title deed and confirm with the Dubai Land Department before you commit.
- Free zones such as JAFZA and Dubai Industrial City usually offer land on long-term lease to companies licensed in the zone, rather than freehold sale.
What buying costs, beyond the price
- Dubai Land Department transfer fee: 4% of the price, plus registration and trustee fees.
- Service charges set by the master developer.
- Finance: bank lending on industrial property is more limited than on homes, so expect a larger deposit.
- If you build: design, approvals and construction costs, plus the time before you can operate.
Lease or buy: how to decide
| Lean toward leasing if… | Lean toward buying if… |
|---|---|
| Your space needs may change within 3-5 years | You will stay in one location for many years |
| Capital is better spent on the business | You want an asset and protection from rent rises |
| A standard warehouse fits your operation | You need a building designed around your process |
| You want to move in within weeks | You can wait for design and construction |
Dubai industrial rents have risen for several years (JLL recorded a 6.8% annual rise in Q2 2026), which has pushed more owner-operators toward buying.
What to check before you commit
- Permitted use and zoning for your activity
- Building rules: plot coverage, height limits, setbacks
- Utility capacity, especially power from DEWA
- Access for heavy vehicles, and ground and drainage conditions
- The title deed, ownership eligibility and service charges, confirmed with DLD and the master developer

Frequently asked questions
Can foreigners buy industrial land in Dubai?
In areas designated for foreign freehold ownership, yes. Elsewhere, ownership is generally limited to UAE (and sometimes GCC) nationals, with long leases available to others. Free zones usually lease land rather than sell it.
What is the transfer fee when buying property in Dubai?
The Dubai Land Department charges 4% of the purchase price, plus registration and trustee fees.
Is it better to lease or buy a warehouse in Dubai?
Leasing keeps capital free and flexibility high; buying suits businesses staying put for many years that want to control their costs and building.
Can I lease land in JAFZA or DIC and build my own facility?
Yes, both offer land to companies licensed in the zone, typically on long-term leases, with construction following the zone’s own rules and approvals.
