Open Yards for Rent in Dubai: Uses, Costs and What to Check

3 min read

All insights

Not everything needs a roof. Containers, trailers, vehicle fleets, plant and construction materials usually just need secure, level ground with good access. That’s an open yard, and it costs a fraction of warehouse space. Here is how to find the right one.

What open yards are used for

  • Full or empty containers and trailers
  • Commercial vehicle fleets, buses and equipment
  • Plant and machinery between projects: excavators, cranes, forklifts, generators
  • Construction materials, steel, pipes and other goods that can be kept outdoors, covered where needed

Where to find them

  • Dubai Industrial City offers serviced open yards with perimeter fencing and 24/7 monitoring, aimed at construction materials, equipment and vehicles.
  • Dubai Investments Park and the Jebel Ali Industrial Areas, where private landlords lease yards and land plots.
  • Jebel Ali Free Zone, for bonded or port-related storage.
  • Sharjah (Al Sajaa and nearby) and Umm Al Quwain, for larger or cheaper plots further out.

What they cost

Yard rents vary with the surface, the services and the location. Among yards we saw in September 2026:

  • A 1,000 sq ft open yard in DIP was asking about AED 25 per sq ft per year.
  • A 10,000 sq ft yard in Dubai Industrial City was asking AED 16,500 a month (about AED 20 per sq ft per year).
  • An improved yard of about 7,900 sq ft in Sharjah was asking about AED 55 per sq ft per year.

Covered warehouses cost AED 60-100 per sq ft or more (see rent prices by area), so an open yard can cut storage costs sharply for goods that can stay outside.

What to check

  • Permitted use: a lease that allows warehousing doesn’t automatically allow an open plant yard or a fuel bowser. Confirm that outdoor storage of your items, and any fuel storage, is permitted on that plot.
  • Surface: compacted, asphalt or interlock, and whether it can bear loaded containers and heavy plant.
  • Drainage: rare storms still flood badly drained yards.
  • Security: fencing, gates, lighting and CCTV. Who controls access?
  • Services: power, water, a site office or cabin, toilets for drivers.
  • Access: gate width and turning space for trailers and low-loaders.
  • Hazardous materials: anything flammable needs Civil Defence approval.
  • Registration: mainland yard leases are registered on Ejari; free zone yards follow the zone’s own terms.

Frequently asked questions

How much is an open yard for rent in Dubai?

It depends on surface, services and location. In September 2026 we saw roughly AED 20-25 per sq ft per year for basic yards in DIC and DIP, and more for improved yards.

Can I store containers in an open yard?

Usually yes, if the plot’s permitted use allows open storage and the surface can bear the load. Check both before signing.

Do I need Ejari for an open yard?

Mainland leases, yards included, are registered on Ejari. Free zone yards follow the zone’s own leasing system.

Is fuel storage allowed in an open yard?

Only where the plot’s permitted use and Civil Defence approvals allow it. It is not automatic, even if the yard allows vehicles and plant.
