Dubai Investments Park, known as DIP, is one of the first places a growing business looks for a warehouse. It sits between the city and Jebel Ali, rents are below the older industrial areas, and there is a wide range of unit sizes. What is Dubai Investments Park?
DIP is a master-planned community of around 2,300 hectares. It was established in 1997 by Dubai Investments PJSC, the listed investment company that still owns and runs it. It was planned in three zones, industrial, commercial and residential, so warehouses, offices, shops and housing sit side by side. Over half of the land is industrial.
DIP is not a free zone. It is part of Dubai’s mainland, so businesses there generally license on the mainland and can trade directly across the UAE. That matters if you sell locally. See free zone vs mainland warehouses.
Location and access
DIP lies in the Jebel Ali district, beside Sheikh Mohammed Bin Zayed Road and Emirates Road, so trucks can reach both main highways quickly. Jebel Ali Port and Jebel Ali Free Zone are a short drive away, as are Al Maktoum International Airport and Expo City Dubai. For staff, the Route 2020 metro line has a Dubai Investment Park station, and the residential side of DIP, including Green Community, puts housing within reach.
DIP 1 vs DIP 2
DIP is split into two parts. DIP 1 lies to the west and DIP 2 to the east. Both have warehouses; the difference is mostly in the mix and age of buildings on a given street, not in rules.
A practical tip: the plot number tells you which one you are in. Dubai’s official community numbers are 598 for “Dubai Investment Park First” (DIP 1) and 597 for “Dubai Investment Park Second” (DIP 2). A plot numbered 597-xxx is in DIP 2, whatever the advert says. Portals and agents mix the two up, so check the plot number on the title deed or permit.
What kind of warehouses are in DIP?
You will find three kinds of stock:
- Compounds of small and mid-sized units, typically 2,500-10,000 sq ft, with a shared yard. They are popular with traders, contractors and e-commerce businesses.
- Standalone warehouses of 10,000-50,000 sq ft and more, often with their own offices, higher power and private yards.
- Land and built-to-suit plots for businesses that need something specific.
In the Gulf Life inventory in September 2026, DIP warehouses ranged from 2,400 to 24,000 sq ft. Asking rents were mostly AED 65-83 per sq ft per year (median AED 75), excluding VAT. Our rent prices by area compares this with the other areas.

What to check before you sign
- Power: ask for the connected load in kW and whether it can be increased. DEWA upgrades take time.
- Clear height and loading: measure to the lowest beam, and check shutter sizes and whether a 40 ft truck can turn in the yard.
- Permitted use: some compounds restrict food, chemicals or heavy manufacturing, so match it to your licence activity.
- Shared or private yard, and parking for staff and visitors.
- Civil Defence: make sure the fire system is certified, or budget to bring it up to standard.
