Al Quoz is Dubai’s original industrial district, and still its most central. It sits between Sheikh Zayed Road and Al Khail Road, about ten minutes from Downtown and Mall of the Emirates. For businesses whose customers, drivers or staff need to be close to the city, nowhere else comes close. This guide explains the four industrial areas, what the buildings are like, and what they cost.
Al Quoz 1, 2, 3 and 4: which is which
Officially there are four industrial communities, each with its own number on Dubai’s records:
- Al Quoz Industrial Area 1 – community 364
- Al Quoz Industrial Area 2 – community 365
- Al Quoz Industrial Area 3 – community 368
- Al Quoz Industrial Area 4 – community 369
The first digits of a plot number tell you the area, so 368-xxx is Al Quoz Industrial 3. Areas 1 and 3 lie along the Sheikh Zayed Road side; areas 2 and 4 are bounded by Al Khail Road. Red Line metro stations along Sheikh Zayed Road, such as Onpassive and Equiti, serve the western side. Areas 2 and 4 are a short bus or taxi ride from the metro.
What you will find
Al Quoz grew up as a manufacturing and workshop district, and much of the stock reflects that: compounds of small and mid-sized warehouses, many with mezzanines, alongside showrooms, joinery and furniture workshops, car workshops, printers and light manufacturing. Parts of Al Quoz 1 have become a creative quarter, with galleries and studios around Alserkal Avenue.
Most warehouses are between 2,500 and 5,000 sq ft. Buildings vary a lot in age and condition. Some are recently refurbished; others need a careful look at the roof, drainage and fire systems.
What it costs
Al Quoz commands a premium for being central. In the Gulf Life inventory in September 2026, warehouses in Al Quoz were asking mostly AED 90-101 per sq ft per year (median AED 90), excluding VAT. What to check before you sign
- Permitted use: some units are approved for storage only. Make sure your activity, especially workshops, food or anything with fumes, is allowed.
- Mezzanine: ask whether the quoted area includes it and whether it is approved.
- Truck access: streets can be narrow. Check that your vehicles can reach the door and turn, and check delivery timing rules on the roads you use.
- Power: older units often have modest supply, so confirm the kW before you plan machinery.
- Condition: roof, drainage and Civil Defence compliance. Budget for fixes, or agree them with the landlord in writing.
